Help answer the question about real estate properties

How do you buy multiple real estate properties?
As I understand it, when you apply for credit/mortgage to buy a house for example, they check all your pre-existing debt and factor that in before deciding whether or not to loan you the money. So how do some people own multiple properties?

I'm guessing they do it through a corporation or other business entity?

Sorry I'm a little confused, I don't understand how it works. I have a hard time even qualifying for ONE mortgage given my pre-existing debt (car payments, installment debt, etc). Could someone elaborate?

    well i live right now in the US,because of college.But i used to live my whole life in Costa Rica, on Coco Beach Guanacaste. In Costa Rica theres no stress at all, ull feel free as a bird = )this is a place thats growing by the day its a really a great investment, the people is the most friendly that ull ever find ( PURA VIDA, COSTARICA). Coco Beach its around all the most visited beaches and the enviroment its awsome. my parents own a construction company in this area.     Your question is a hard one, it really depends on what part of CR you are looking to buy. Most of the new homes/condos etc are being built to American standards since this is what the market is now demanding, which makes sense if you want modernization.

    Advice: Get a good attorney/real estate agent to do the due dilligences on any property. CR is known for it scam artists so take your time, research the property and you will be Okay.

    As someone already points out, Puntarenas (just one word…Punta Arenas is in Chile, not Costa Rica!) is a coastal province, and although it's a small country the real state options can go from a small house in downton Puntarenas to really luxurious options in places such as Manuel Antonio or Tambor, which are tourist spots… or the more "ecological nature oriented" Montezuma Beach and Mal Pais, or the kind of secluded South Puntarenas' Peninsula de Osa or Drake Bay…

    One of the best real estate websites is http://realestatecostarica.com, the owners are American and Canadian (this guy speaks like 5 languages) who have 25 years experience in real estate in and have a very good reputation. They have a toll free number.

    Fortunately you do not need to write in a cancel clause. You can withdraw this contract at anytime. However, this sounds very silly. An agent wants a 3 day contract? Just tell them to get busy and earn a commision. Realtors are usually uneducated and very legally ignorant people. They write contracts all the time that are illegal and would be thrown out of court in a heartbeat. I know, I challenged many and when a contract violates law – its void – its no good and 99% of these realtor contracts violate general law. Most people do not know this – you cannot write anything into a contract that contradicts general law. For instance someone might agree in writing to be your pimp – but since the law forbids it that contract is not going to be enforceable. Its the same thing no matter the subject or industry. The realtor is just wasting time trying to look professional when in the end the opposite comes out – wasting time and totally ignorant of legal framework.

    The short of it is they know you are going to rent it. With an exclusive contract they will get a commission from you if YOU rent it. Which is what they are hoping for. They are toying with you so they can guilt you into a commission when you rent it yourself. Buyers agents do this all the time. Thats why they want contracts. They know they are terrible agents and the only way they can get $ from people is to have contacts then chase them if they have any activity. Good agents have no time for this.

    You're not going to be able to stop the scammers. I don't care what you do. There are things you can do to protect yourself. Check the credentials of any company you're dealing with. If it checks out, make sure the person you're dealing with actually works for them. One big clue, the e-mail address you give for the individual above xxxx@gmail.com. gmail is a free e-mail service. Just like and e-mail address at xxxx@yahoo.com, or xxxx@hotmail.com. Learn the free e-mail services and never deal with anyone who is using one of these.

    You should be a legal resident of Costa Rica, speak Spanish and a good start is to take the Board of Realtors basic course on real estate.

    There are no formal licensing requirements, but Costa Rica is a small country so you have to establish a good reputation in order to be successful and in order to be able to work with reputable brokers.

    This approach to selling real estate is one of the biggest cons known in the industry worldwide. You will go to a place that you know absolutely nothing about and whose property values you could not possibly have a grasp of.

    You will be met by a group of 'experts' all interconnected even if it doesn't show on the surface. Over 5 days they will pressure you more than a Timeshare salesperson until you can't think straight. Have you ever spent 2 hours with one of these? Try 8 hours a day for 5 days. Thought you were going to have a lovely holiday in beautiful Costa Rica. You will be shown figures on properties that will make your head spin at the incredible benefits that you will reap by investing in overpriced properties. They will probably give you an unrealistic rental guarantee agreement with one of their linked companies that means nothing if the company becomes insolvent because they couldn't rent for as much as they said. They will direct you to their attorneys, no chance of using your own. There will be no bringing contracts home for your attorney to check out then getting your $4000 back.

    Unless you are very strong you will be sucked into a contract you can't get out of on an overpriced property in a foreign country with its own laws, not US laws to fall back on to protect you. What if their government changes its relationship with the US? Look at the stability of other countries in Central and South America.

    You will have international tax issues to deal with, which I'm sure they won't cost into their figures. How will your property value be affected by currency fluctuations? How will you manage the property from home? Are you seeing a real property or just an example for an off the plan deal? Is it in the right area? Of course it is.

    You don't have to go to Costa Rica to be conned like this. It has been done in just about every country in the world. Of course they will reimburse your $4000 if you buy from them, guess who is really paying for it. They have probably made money on your $4000 for two 5 day trip. You don't really think they are subsidising you costs out of the goodness of their hearts.

    Why not spend $2000 or less on a cruise that calls into Costa Rica. Been there, it is beautiful for a tourist. Alternatively you could take a holiday there independent of your developer 'buddies' and get a true feel for the country.

    Hi Daniel-

    Costa Rica has really taken off in the last 3-4 years, and isn't the bargain it once was. You won't find beachfront land for $25,000 like many people think. However, you will find it priced MUCH better than California, Florida, and even Arizona (to compare it to US destinations with similar climates.)

    The positive thing about the market here is that it is not cooling off. Florida real estate is in disarray and foreclosures are up 800%. You won't find that here as minimum 10% gains per year are still the trend.

    Your best bet if you are looking for ocean view is to look for something with a view from 1-4 miles inland. Costa Rica has several peaks and valleys, which allows view lots to be made from farther away, unlike Florida where you are buried behind high rises and have no shot at a view from a depth of that caliber.
